Looking for feedback on real estate project - Under Garden apartments built by Robots

Hello everyone,I am currently on an internship for a company that is looking to help solve a number of problems related to housing in London, many of which have been exacerbated by the COVID pandemic:(1) The availability and affordability of property for those looking to relocate closer to loved ones - made all the more pressing where they may have lost a partner as a result of the pandemic.(2) New ways in which people can release value to their homes without having to sell up.(3) Solutions which might work for those living in one of the many conservation areas in Dulwich and other parts of London.(4) Something that will appreciate in value - as opposed to that of garden buildings that will depreciate over timeThe company has come up with a way (excavation robots and a sinking concrete shell) to create living/working space underground allowing the vast majority of the garden to remain in use. They are starting off by building a self-contained under garden apartment with a sunken courtyard garden, providing natural light to the whole apartment. Fire statement proposal for high-rise developments after Grenfell

Developers must submit a fire statement alongside a planning application for multi-occupied residential buildings under government proposals following the Grenfell Tower disaster.The proposal is aimed at improving building safety in high-rise residential buildings after 72 people died in the blaze at the 24-storey block in North Kensington, London in June 2017. Grenfell Tower was the worst residential fire in the UK since the Second World War.Under the plan, the government will introduce an obligation to consider building safety at three new “gateways”. These cover planning, before works start on site and when the building is occupied.The proposal focuses on multi-occupancy residential buildings of 18 metres or more, or seven or more storeys, whichever is reached first.“Relevant buildings” under the gateway will mean those with two or more homes and educational accommodation, including boarding schools and university halls of residence. The proposal applies to new schemes, redevelopments as well as developments within the curtilage of an existing building.The proposal will require developers to demonstrate that the planning application process incorporates “thinking on fire safety”. These involve a statement setting out fire safety considerations specific to the development to be included in the planning application.The Health and Safety Executive and – when it is established – the Building Safety Regulator will become statutory consultees to advise planning authorities before permission can be granted.The statements will require developers to outline the principles and approach taken to fire safety as well as detailed information on the site layout, including external wall systems and balconies, and the approach to evacuating residents.A fire statement must also cover emergency vehicle access and water supplies for firefighting. Developers will be obliged to state what consultation has taken place on fire safety and how they responded to it.They must also show how fire safety policies in any relevant local development documents have been taken into account.“Gateway one”, which focuses on the planning stage, fulfils a government pledge in its Building a Safer Future consultation paper. 185 homes approved for Acton - Phase 7.2 of Acton Gardens

Ealing Council has granted planning permission for 185 mixed-tenure homes at phase 7.2 of Acton Gardens, a £800 million regeneration of the former South Acton estate in West London. The approval was granted to Countryside Properties.The homes, designed by GRID Architects, will be located between the recently constructed phase 7.1 and opposite Avenue Park.Of the 185 new apartments, 50 per cent will be affordable on a habitable room basis. Forty-four will be for Active Living – independent apartments for over-55s and specifically designed to adapt to people’s changing needs over time.An energy centre hosting a site-wide district heating system will be delivered as part of the phase to help to reduce carbon emissions and improve air quality owing to reduction in gas emissions.Public spaces also feature in the plans, including a courtyard garden with direct access for all residents.Acton Gardens is a 52-acre redevelopment of the former South Acton estate, which will total 3,463 new mixed-tenure homes, 50 per cent of which have been designated as affordable.The rehousing of residents is a key priority. Housing for Acton Families – through a Community Land Trust

Central Acton Neighbourhood Area [CANForum] was designated by Ealing Council. Through the Central Acton Neighbourhood Development Plan (NDP), we are keen to address the issue of affordable family housing for local people through a Community Land Trust where housing products are for homeownership, shared ownership or for rent, and where the underlying aim will be to ensure the homes will be affordable in perpetuity.  CANForum commissioned AECOM Ltd. to carry out a Housing Needs Survey, the outcome demonstrates a need for both social-affordable rental family housing, and affordable family home ownership. There is also a requirement for larger homes for multi-generational families. Ealing currently has a housing waiting list of 8 years for a three-bedroom social tenancy and 15 years for a four-bedroom tenancy.  To make these properties affordable they would be self-build and partial self-build with a mixture, probably 50/50 split of build to own and build to rent, tied to local salaries and local social housing rents. The rental properties with a lifetime tenancy and the opportunity to pass on the tenancy to a named direct descendant.  Build to own properties could only be sold on at price based on average local earnings. CANForum has no capital to purchase this land but by setting up a Community Land Trust (CLT) it could be acquired through a government backed £300m Community Housing Fund and other charitable concerns.  Families living in the CANForum area would be considered first for this exciting project, followed by greater Acton and then the rest of the borough. As soon as public meetings are allowed, we will be holding a workshop to give more information about this exciting project. Pro & Anti LTN Campaigners Unite to Tackle Air Pollution

Arguments in favour of the low traffic neighbourhoods (LTNs) introduced in parts of Acton include a reduction in air pollution resulting from less car use. Campaigners opposed to the LTNs counter that longer journeys caused by LTNs will result in increased air pollution.So, in fact, both sides at least AGREE that air pollution is bad and that we should minimise it. And that’s scarcely surprising when we know that in London, air pollution contributes to in excess of 9,400 premature deaths every year, and costs the health system annually between £1.4 billion and £3.7 billion.The main source of this pollution is road vehicles – but it’s not just their exhaust gases. The latest research carried out for the government indicates that dust from brake wear, tyre wear and road surface wear currently constitute over 60% (by mass) of particulate emissions (PM2.5 and PM10) from road transport. These fragments pollute the air and will eventually be washed into rivers and the sea. Electric vehicles do not solve this dust problem and can even make it worse, as they tend to be heavier due to their batteries. Currently no legislation is in place to limit or reduce these particles.So what can be done? Well, apart from walking or cycling instead of driving whenever you can, there’s one very simple thing you can do: Buy the LIGHTEST, smallest car that is sufficient for you. Doing so reduces every type of emission. By contrast, an SUV weighs on average 40% more than a normal car, due to its size and 4-wheel transmission.But there’s worse! Apart from the increased dust due to the extra weight, the International Energy Agency has found that SUVs are the SECOND LARGEST CAUSE of the global rise in carbon dioxide emissions over the past decade, eclipsing all shipping, aviation, heavy industry and even trucks. Each year, SUVs emit 700 mega-tonnes of CO2, about the entire output of the UK and Netherlands combined. On top of all this, studies of accident statistics in the USA found that a far higher percentage of pedestrians hit by SUVs died compared with those hit by a normal car. Having to share the road with 2-ton monsters puts people off buying a small car or cycling – the very things we need to encourage to tackle both air pollution and climate change.Already the European Transport Safety Council and the UK Citizens’ Assembly on Climate Change (set up by the House of Commons) have discussed a ban on SUVs in cities. Sooner or later governments will have to legislate, but meanwhile we in Acton can do our bit. If you have an over-sized vehicle, simply commit to never buying another, and tell your friends why. And if you don’t have one, then keep it that way.The UK will host the UN Climate Summit COP26 in Glasgow this November; it will be the largest summit the UK has ever hosted, bringing together representatives from nearly 200 countries to discuss how to avoid catastrophic climate change. Where is Richmondshire?

In the opening salvo for 6th May, Labour Council leader Julian Bell is quoted as comparing Ealing to Richmondshire when claiming the Borough is deprived of cash by 'Tory cronyism', the mantra of Mayor Sadiq Khan for the last 6 years. “Two homes” is one of 11 London boroughs Labour leaders demanding the Chancellor Rishi Sunak give them more taxpayers money from the £4.8 billion Levelling Up Funding allocated according to the Index of Multiple Deprivation, the Government measure of poverty.Khan and his cronies are claiming just 3 London boroughs got the highest ranking to receive government cash along with Mr Sunak’s own constituency of Richmond in Yorkshire, taking a perverse pride in the social deprivation. “Two Homes” is quoted as saying that after a decade of Tory inflicted austerity the government is refusing refund councils the huge costs of responding to Covid-19 both demonstrably false statements.  He also lied about the Chancellor throwing money at better off Tory constituencies and downgrading the help for the most deprived areas in the country.Khan’s bid to stay in office is based on lies about what he calls the “blatant unfairness” of those responsible for the failures in London not being rewarded for failure. For 5 years too many Londoners have lived in the most deprived communities in the country, with stark inequalities in health and life expectancy which Covid 19 has served to exasperate yet Khan and Bell refuse to accept their part in this to falsely claim London has been ignored from Government funding dedicated to tackling inequality. Khan insists it is all Rishi Sunak’s fault. Mayor Sadiq Khan is running a smear campaign, claiming Government Ministers have committed fraud in the distribution of funds to their own constituencies and making his trade mark Critical Race remarks about “pork barrel politics” to attack the Government’s Levelling Up Prospectus which decides a constituency’s priority on “its need for economic recovery, regeneration and improved connectivity”. Khan and the 11 other Labour run London boroughs seem proud to have become poorer and wants those responsible to get more money.The Mayor of London accuses the Government of displaying “constant anti-London rhetoric” and has said that “levelling down London will only make us all poorer”. The Mayor is funded by direct government grant and, as a precepting authority, collects money from business rates and local Council Tax. The GLA is unique with its presidential government system that gave Sadiq Khan immense powers he has used very badly. As Mayor of London for increasing the spending on City Hall Staff by 82%. Staff costs in Boris Johnson's final budget for 2016-17 were £36m, while the 2020-21 budget under Mr Khan show them to be at £65.5m. It is clear that while thousands of Londoners have lost jobs, local authority bureaucrats are prospering. False flags about Tory corruption will not stop Londoners worrying about how dangerous the city has become with rising crime and increasing violent deaths Sadiq Khan has proven himself incapable of stopping. Each breath Londoners take prove Khan’s environmental failures but it his failure to build much needed homes while giving Labour Party members and donners millions for their advice and websites now all promoting the Marxist BLM that has been Sadiq Khan’s legacy. The Government provided £4.82 billion grant for the provision of more affordable housing in London. Mayor Khan selected Catalyst Housing Group as his development partner for the redevelopment of the St Ann’s Hospital site in Tottenham despite their numerous Planning Contraventions Notices and Judgements by the Homes and Communities Agency. The Mayor of London has designated 50 of 934 small flats “affordable” and claims this will enable local people to own homes so St Ann’s qualifies for Central Government funding as one of the largest community-led housing schemes in London. Ealing based Catalyst rapacious business practice looks set to increase homeless throughout London. Catalyst Shared Ownership Equity Loans retain 75% of the property while charging £345 per week for loan repayments with each household having to paid additional thousands on maintenance fees each year. Of the 132 South Acton flats purchased through a £70 million Loan arranged by Ealing Labour Councillors including Yvonne Johnston in 2011, over 80% of the original 132 buyers have left by March 2020 with Brentford County Court recording 347 Possession Cases brought by Catalyst over Equity Loan defaults between 2012 and 2020, some flats being sold 3 or 4 times over. Catalyst tells purchasers they will get Housing Benefit to cover loans repayments and when the money they do get falls short Ealing Council moves the evicted families into containers. And blame the Tories.Catalyst Housing Group is building another 900+ flats for shared ownership near the unfinished Acton Mainline train station, another victim of Khan’s disastrous management of Transport for London. This hugely profitable development is the result of 2016 Cannes meetings and payments from Tom Titherington, Catalyst Housing Group’s Executive Director of Property and Growth to Julian Bell and Lucy Taylor, Ealing’s Director of Regeneration. “Two Homes” actually expects people to believe he and his staff, whose salaries have increased in line with those at City Hall, cycled all the way from Ealing to the South of France for charity.

Misleading information provided by energy switching company Look After My Bills to the public has been addressed by the Advertising Standards Authority. Gas and electric suppliers.

ENERGY SUPPLIERS.Because I haven't got a head for figures I have stuck with SSE Swalek for 47 years. But owing to Look After My Bills without my permission signing me up to Utility Point in October 2021, I have had the opportunity to try and figure out which energy provider gives the best deal. I have learned that using switching companies provides the worst deals and leave behind a trail of stress. For instance Look  After My Bills and Utility Point for 4 months have both blamed each other and both have launched an investigation into the mess they have dropped me in. And the situation has not been resolved with 2 BBC consumer programmes investigating hundreds if not thousands of complaints against these 2 companies.My energy provider for 47 years, SSE had suggested that I start off with them as a new customer and on 12-1-21 a contract was agreed with a customer service agent emailing me the following details."Good day Mr Milkins,This is to confirm the effective start date with Swalec-SSE is the 29 January 2021 to take over the gas and electricity supply.This means that you will only be charged from the date mentioned above going forward. All other charges will be applied by your current supplier until the date your supply starts with Swalec-SSE.Thank you.Regards,Yolanda."Hooray. Then I get the following  email from Jolene from SSE on 20-1-20."I understand that you have been sent an email regarding the dates the supply has come back to us and you were advised that you would not have a bill until SSE started [29-1-21], feedback is being provided to that adviser so this incorrect information is not given in the future, for this I can offer a goodwill payment of £30.00 for incorrect information given. SSE can keep their £30 !!!!!!!!!!I have now learned how easy it is to find the cheapest deal for gas and electric. Find a company offering a 2 year fixed tariff which I have done. To date, the best deal offers a 2 year fixed tariff.                                 For gas, the daily standing charge is 27 pence per day. The charge for gas is 2.952 pence per kw hour.For electric, the standing charge is 24.02 pence per day. The charge for electric is 17.42 per kw hour.These prices are considerably cheaper than my former supplier. If anyone can direct me to a better deal, please let me know as haven't signed up to EDF yet.

Look After My Bills Nightmare.

This is a post from today (Monday 8 February) put on the Facebook page, Look After My Bills Problem Reporting Page by B**** Orm***"After initially being attracted by the promise of finding consumers the best market deal and starting the registration process, I read some worrying reviews and immediately cancelled - told LAMB that I had changed my mind and did not want them to look after my bills. Subsequently I continued to receive emails saying I had been transferred, causing me grief and frustration. I again informed them that I did not want LAMB to look after my bills and also emailed my current supplier to tell them I did not want LAMB to transfer me and that I wished to remain with Coop Energy. LAMB continued to email me about my transfer. What a nightmare! Fortunately Coop Energy stepped in on my behalf. This was quite some time ago and I continued to receive email from them but I have blocked them. Neil I wish you luck. Once they get their claws in you they fill your life with worry and anxiety. Relentless!"                                                                                                                                                                     For some reason, Money Saving Expert Martin Lewis on Saturday 6 February urged energy users to use switching companies such as Look After My Bills to try to get cheaper energy.                               All I can say is, before you consider doing this look at the Facebook groups page Look after My Bills Problem Reporting Page and Trustpilot, Look After My Bills reviews before making a decision you may regret for months to come.

FUNERAL ARRANGEMENTS.For some people it is not bearable to think about, or to plan for their own funeral or for that of their spouse. However in these uncertain times I believe it is a responsible thing to do to take some of the pressure and grief off family members by not leaving things to late. Myself and my wife have taken steps to leave very little for our family members to worry about regarding these arrangementsWe have taken steps to arrange Pure Cremation funerals which was catapulted into the news a few years ago by singer David Bowie. For instance, if I die first, my wife will contact a funeral director in Hampshire. They will take care of all the arrangements needed. I would be collected from my home or from anywhere else and taken to Hampshire to to the funeral director's own private crematorium for disposal. No flowers, no family present and no funeral service. Government says public should have right to ask councils to release land for redevelopment

The government has published for consultation proposals that would enable the public to challenge councils and other public bodies to release underused land for redevelopment.The ‘right to regenerate’ proposals mean that underused public land could be sold to individuals or communities by default – unless there is a “compelling reason” for the owner to keep itPublic bodies would need to demonstrate clear plans for the land in the near future – even if it is a temporary use before later development. If it were kept for long without being used, it would have to be sold.The rights would also apply to unused publicly owned social housing and garages. The government notes that the latest figures show there were more than 25,000 vacant council-owned homes and recent Freedom of Information data shows there were more 100,000 empty council-owned garages last year.The government says it wishes to provide local communities with an opportunity to “transform eyesores” into something they want in their area. It builds on government work to encourage development on brownfield land.Jenrick said: “Right to regenerate is the simple way to turn public land into public good, with land sold by default unless there is a very compelling reason not to do so.“We are cutting through red tape so that communities can make better use of available land and derelict buildings, which means more new homes, businesses and community assets.“Millions of people will now be able to buy that empty property, unused garage or parcel of land and turn it into something good for them and their community.”Tom Chance, chief executive of the National Community Land Trust Network, welcomed the idea.“There are hundreds of community land trusts across the country wanting to build much-needed affordable housing, but getting hold of land at an affordable price is a huge barrier.“The potential for communities to be given first right of refusal could be a game changer. I had to deal with the matter myself after Look After My Bills who claimed to have started an investigation into the matter 65 days ago refused to respond to my last dozen or so phone calls or my last 8 emails. Today someone posted the following on trusted website Trustpilot regarding Utility Point and Look After My Bills.                                                                                                                                   "I just got a quote from LAMB and it suggested I change to a company called Utility Point.According to Trustpilot, this company are under investigation regarding giving customers incentives for positive reviews.The OFGEM website says they have revoked their supply licences with effect from 4 January 2021.LAMB...you say you work with suppliers who value their customers and are committed to improving their customer service.“Don’t worry, if a supplier has terrible customer service we won’t switch you to them even if they want to pay us!”I think you need to have an urgent review of some of the companies you are recommending.I won’t be using LAMB."

Sorry to get on peoples' nerves but my warning to people about the possibility of the collapse of energy company Utility Point has shaken Look After My Bills into issuing the following statement to a disgruntled Trustpilot reviewer.                                                                                                                                                 Hi Jenny,I understand that there has been a lot of concerns around receiving your refund from Utility Point.At this point in time last year, we switched a lot of customers to Utility Point, we are now switching these customers away from Utility Point. Jacqueline Loughman promised me 9 weeks ago that they would resolve the matter within 14 days. A week ago their senior complaints manager Daniel promised me he would phone me on (29-12-20) and have the matter resolved. No phone call and no answer to my emails to him. In the meantime I am going to have a sky high electric and gas bill when this matter is resolved. It is near impossible to get a reply from them once you have emailed and phoned them and it is totally impossible to phone Utility Point as ALL their phone lines have been cut off. I have been on the phone and emailing 19 hours in total trying to sort this mess out. Anyone thinking of going with Look After My Bills or Utility Point please check their horrendous reviews on Trustpilot.

But we're under siege, and a dying breed:-Massive rise recorded in build-to-rent developmentsThe number of build-to-rent homes under construction or planned across the UK has jumped by 22 per cent against the same period last year, according to the British Property Federation (BPF).Research by Savills commissioned by the BPF reveals that between the second quarter of 2019 and the same period of 2020, the number of completed build-to-rent homes rose by 37 per cent. The number under construction fell by 5 per cent, but those in planning rose by 27 per cent.Although the sector continued to accelerate new housing supply outside of London, with a rise of 52 per cent in the number of homes in planning in the past 12 months across the regions, future growth in the capital remains more subdued. It has risen by 4 per cent since the end of 2019’s second quarter.While the sector is preparing for future growth, with a significant increase in the number of build-to-rent homes in planning compared with a year ago, starts and completions saw a steep decline from the first to second quarters of 2020. Planning News - 9 July 2020Published: Thursday, 9th July 2020Prime Minister Boris Johnson has set out new regulations that will see buildings and land changing use without planning permission, with a policy paper due in July outlining how ‘England’s seven-decade-old planning system will be reformed for modern society’.Under the new rules, existing commercial properties, such as newly vacant shops, would be “more easily” converted into housing. The measures are aimed at making it easier to create new homes and regenerate vacant buildings.These measures form part of his government’s plan to level up the country and help the UK recover from the coronavirus (Covid-19) pandemic – to “build back better, build back greener, build back faster”.The changes to the planning system are among a series of measures set out by Johnson in a speech today (30 June). The UK cannot “continue simply to be prisoners of this crisis”, he said.“I believe it is absolutely vital for us now to set out the way ahead so that everyone can think and plan for the future – short, medium and long term because if the Covid crisis has taught us one thing it is that this country needs to be ready for what may be coming and we need to be able to move with levels of energy and speed that we have not needed for generations.”Johnson attributed the reasons for why the country is “so slow at building homes” compared with Europe to “the newt-counting delays in our system [which] are a massive drag on the productivity and the prosperity of this country”.He said the government would invest in and accelerate infrastructure across the UK as well as promote a clean, green recovery and strengthen the union and local government.“All of these changes will make life better for the people of this great country and unleash Britain’s potential.”The prime minister said the measures sound like a New Deal because that is how it is meant to sound, because the times demand it. “It is time now not just for a New Deal, but a Fair Deal for the British people.”Chancellor Rishi Sunak is set to outline more of the recovery plan next week. In the forthcoming Spending Review and Autumn Budget, the government intends to set the direction for the rest of this Parliament.PlanningThe changes set out by the government would see more types of commercial premises having “total flexibility” to be repurposed by reforming the use classes order. Through permitted development rights, a building used for retail could be permanently used as a café or office without requiring planning permission. According to the government, pubs, libraries, village shops and other types of uses “essential to the lifeblood of communities” would not be covered by these flexibilities.Under the regulations, builders now won’t need to seek planning permission to demolish and rebuild vacant and redundant residential and commercial buildings if they are rebuilt as homes. Also, a wider range of commercial buildings would be allowed to become residential properties without the need for a planning application.If a property owner wants to build additional space above their properties, they would now be able to through a fast-track approval process – subject to neighbour consultation.The measures are due to come into effect by September. The government says these would “both support the high street revival by allowing empty commercial properties to be quickly repurposed and reduce the pressure to build on greenfield land by making brownfield development easier”.Johnson said work would start on investigating how government-owned land can be managed more effectively, while a new cross-government strategy would consider how public sector land can be managed and released for better use, such as for homes or improving the environment.In July, the government added, it would launch a policy paper setting out its plan for “comprehensive reform of England’s seven-decade-old planning system, to introduce a new approach that works better for our modern economy and society”.Alongside the planning reforms, the government set out how it would support housebuilding in England. These projects would be confirmed in the autumn, with construction on the first sites to start in September 2021.£900 million for a range of “shovel-ready” local growth projects in England over the course of this year and 2021, so local areas can invest in priority infrastructure projects to drive local growth and jobs, such as the regeneration of key local sites.£96 million for town centres and high streets from the Towns Fund this year. This would provide all 101 towns selected for town deals with £500,000 to £1 million to spend on projects such as improvements to parks, high streets, and transport.The government intends to set up a new infrastructure delivery task force called ‘Project Speed’, to be led by Sunak. It would bring forward proposals to deliver the government’s public investment projects more strategically and efficiently. The task force would aim to cut down the time it takes to develop, design and deliver vital infrastructure projects, including identifying how to address outdated practices and identify blocks to progress.This autumn the government will publish its long-awaited National Infrastructure Strategy.Funding, the government says, would be brought forward to accelerate infrastructure projects in Scotland, Wales, and Northern Ireland – working with the devolved administrations to identify where “we can get spades in the ground, build our communities, and create jobs faster for citizens across the United Kingdom”. England needs a design quality unit, consortium insists

Any chance LBE will take notice?The government should set up a dedicated Design Quality Unit for England to build on the work of the Building Better, Building Beautiful Commission (BBBBC).This is the conclusion of a consortium of organisations comprising the Academy of Urbanism, Civic Voice, CPRE, Design Council, Place Alliance, Trees & Design Action Group, UCL and Urban Design Group. Citing the Housing Design Audit for England, which The Planner reported on in January this year, the consortium noted that there has been a systematic failure to deliver good quality urban development across England for “decades”, particularly in new developments.The coronavirus (Covid-19) pandemic has “emphasised how critical a high-quality built environment is to our everyday sense of wellbeing and how disadvantaged those are who suffer poor conditions inside and out”. This disadvantage could be manifested through poor quality green space and poor access to local facilities. Building on the BBBBC’s work the consortium says government has a “once in a generation” opportunity to show “real” leadership and ambition to make a change.In Delivering Urban Quality, Time to Get Serious, the consortium explains that it will be difficult to deliver the BBBBC’s proposals “without a determined and public effort” by the government, which should harness the knowledge and commitment of the built environment sector. The consortium recommends that a properly resource Design Quality Unit should be set up in England. In February 2016, when he was appointed, you wrote: “I am delighted that we have been able to attract someone of Paul’s calibre to Ealing …Paul has an excellent record of achievement in local government”.: All we knew of his record in his previous appointment in Bolton was that he had been in his post there a short while.On June 30 2016, we learned from the national press, that, when he applied for his job here in Ealing, he had taken legal action to prevent his behaviour in his previous employment becoming known.  His “record of achievement” in Bolton was a front-page scandal: he was, it seemed from the reports, a financial liability and a man who could not be trusted to keep his word.  We had been sold or you had bought for us the CEO equivalent of a “dodgy motor”.  Ealing Council did not even see fit to comment on the disquieting disclosure. We cannot blame you for Mr Najsarek’s appointment if you were deceived as we were.  The question is: Were you? Time to Postpone Trade Talks with the EU?

It perplexes me that more people are not raising the obvious question of why we are intending to persist with reshaping our relationship with the EU, a path which will involve a huge amount of dislocation for our economy when the coronavirus is already causing this to happen. This doesn't mean rejoining the EU but postponing the trade talks and remaining aligned with the single market until we are clear of the current crisis. The massive demands that the talks will place on an already overstretched civil service are bound to create a range of difficulties.Our PM is not known for his work ethic but even a more conscientous leader would struggle to cope with the workload that will be placed on them.If we leave the EU during a pandemic we reduce the ability of our universities to work with other institutions in Europe to develop a cure.It has already been reported that outside EU institutions we will not have the same access to EU developed vaccines that hopefully will become available.We have over the past few days had ample demonstration how even minor disruptions to supply chains can lead to hoarding and shortages. If the pandemic is still an issue and any new trading arrangement interrupt the free low of goods, there will be far worse scenes in our local shops and many people will have to go without basic essentials.The notion that freedom of movement presents an extra risk during a pandemic has been thoroughly disproven with EU countries closing their borders to each other for health reasons.If you don't agree that trade talks should be put on hold could you explain to me what are the benefits which outweigh all the negatives detailed above?

The focal point of Matt Small's Shine is his portrait of Jamal Edwards MBE. Still work in progress 'Jamal' was commissioned by Acton Unframed for the 5 murals project in and around Acton Central. Acton boy Jamal Edwards was chosen for this mural as an example of a young inspiring person who has worked hard and has achieved so much and continues to give back to his community. Matt took a residency at Bollo Brook Youth Center in November and Jamal was constructed in full view of the Youth Club's young attendees some of who took serious interest in helping Matt. Made entirely from recycled metal and plastic from Acton Recycling Centre and some donations from the locals and Derwentwater School kids, we hope Matt's ‘Jamal’ will shine, inspire and motivate the young generations in W3 and beyond once installed in in it's permanent location. This Thursday, March 5th we will have our final evening for Shine, at the gallery. Catalyst and Ealing Council withheld facts about Friary Park

The concern about the loss of light to the millionaires living around Poets Corner in Acton perhaps may get to the truth about Labour councillor Dan Crawford efforts to make Black people homeless through the demolition of the Friary Park estate.Everyone on the estate, indeed anyone who has meet Mr Crawford, knows he is physically incapable of honesty so no one was surprised by his lies on 20th November 2019 that all social housing tenants wanted their homes demolished. He never mentioned what would happen to tenants because he had arranged for all Black families to be excluded from the Locata social housing allocation system.Finally some light can be shed on the work of Ealing Council Director of Regeneration Lucy Taylorfor for Mr Crawford and Catalyst as the Local Government Ombudsman cannot investigate because Ealing Council Chief Executive Paul Najsarek has blocked complains from Friary Park residents regarding her relationships with developers like Mount Anvil and Mary Mescall of Barton Willmore. Mr Najsarek also prevented the Local Government Ombudsman from examining why Lucy Taylor helped Catalyst Housing Group operate an illegal garage on the Friary Park estate for the last 3 years by simply refusing to answer any complaints believing them to have come from Black Londoners. Mr Najsarek is also aware of the judgement against Catalyst Housing Group by the Homes and Communities Agency finally stopping Catalyst selling social housing to its own managers. Ealing Council has made no effort to recover the value of these stolen community assets.Ealing Council and Mr Crawford failed to provide evidence of consultation and arranged no one could challenge him or those being paid by Catalyst last year. Now new Northolt MP James Murray and Kate Crawford, mother of Dan, who has been on Ealing Council since the 1980s, are pressing their long time friend Sadiq Khan to uphold the planning decision and keep everyone in the dark about the bigotry of Paul Najsarek and Dan Crawford knowing journalists are reluctant to write about other NUJ members.

The local road network is one way dominated by narrow one way roads passing a nursery school and used by local industry - it’s not safe!If you need more detail about the s106 agreement, read on....* The Factory Quarter development was known as the site of Prestolite Electric Ltd Larden Road W3 7RP Application 2006/02023/FUL * The s106 agreement online states under the heading "Allocation of Car Parking Spaces" at clause 12.1 (p13 of Agreement) "The Owner shall provide no less than 269 car parking spaces and no more than 280 car parking spaces within the Development that being no less than 166 car parking spaces and no more than 177 within the Site and 103 car parking spaces within the Off Site Car Park."clause 12.2 "The Owner shall ensure that all of the 103 car parking spaces in the Off Site Car Park are available for use by occupiers of the Development and the Owner shall not permit their use by any person who is not a occupier of or a bona fide visitor to the Developmentclause 12.3 "The Owner covenants that it shall not use nor occupy nor permit the use or occupation of all or part of the Development until it has laid out and made available the 103 spaces within the Off Site Car Park and the Council has given its written approval of the lay out... Plus the added insecurity of having a lift which may break down necessitating a walk up stairs plus the lack of visibility in a basement car park which may lead to security fears, particularly if the development site has open pedestrian access. * The proposal also involves FQ residents with car parking spaces negotiating a one way basement car park and using a single turning head at the far end of the site, whereas the existing provision permits to turn wherever they consider appropriate, without negotiating a housing development and its proposed residents (numbering more than 100 living on site). (ii) the construction of a basement car park / basic elements of the development would be (conservatively) two years during which time the existing spaces would be out of action.* There is a traffic assessment for the proposed Ealing car park development (named 'Cobbold Mews') which seemingly took place on a single day during a half term. It does not accord with residents' / neighbours experience of the car park and our own daily vehicle count shows a minimum of 80 cars on site on a daily basis. I am writing this a part of SPTRA, the Residents Association for all the homes next to this development in nearby Greenend Rd – they lose privacy as this development over looks all their bedrooms.We think this application will be heard at the Ealing Planning Committee on March 18th so time is not on our side. Is our real problem Ealing's pension deficit?

Watching the rugby at the weekend I got into conversation with another group of people who were in the same bar and it turned into a very convivial afternoon. Given the result we wanted to talk about something more cheery so natuarally the subject switched to pensions rather than the match.The chap I was talking to seemed to know his stuff and told me that Ealing Council in particular had a major problem with their fund which was running a very substantial deficit. He said most local authorities had an issue because fewer people were joining council schemes because of outsourcing and head count reduction and more and more people were retiring and living longer but Ealing's short fall was more than most. He also said that at some point soon, just like many companies the borough will have to start covering the deficit which could be in the region of half a billion. There is no prospect that scheme income will make it self funding because, although head count has reduced, average salaries have increased significantly and generous early retirement packages remain in place. He said that Ealing like many other councils have reduced costs by persuading people to take retirement. This is actually more expensive but pushes when it needs to be paid for out into the future. His estimate was that by the end of this decade local taxes would need to double to make sure the pension fund was adequately funded.I really don't know enough about pensions and the way they work to know if this is alarmist nonesense or a timely warning. I have heard people say similar things before. It there anyone with expertise in these matters who could comment?

Who will buy the new flats in Acton?

Few of the 50,000 Ealing Council claim now have legal status will buy any of the properties covered in the article. On the other hand shared ownership is something the Labour Party is very keen on having arranged loans for local landlords like Catalyst Housing Group with the £70 million alowing them to buy the 132 properties in South Acton from which they make huge profits from without a penny coming back to Council Taxpayers. The 990 flats that Catalyst have permission to build on the Friary Park Estate following the rigged 20th November planning meeting will be marketed as share ownership through Catalyst's unique Equity Loans. It is unique because Catalyst's promises borrowers that should they have to claim Housing Benefit they will receive the maximum amount because of their partnership with Ealing Council. Borrowers will pay a minimum of £345 per week for a 25% equity in flats that will be little more than dog boxes designed by Anne Markey of Phelan Architects and a member of Catalyst board. Their real problems will come when they try to claim Housing Benefit because any payments they get will fall far short of their loan commitments. As in the 40 other local authorities in which Catalyst operates they will seek possession when the borrowers fall 1 month behind, have the borrowers evicted and move in new tenants. Catalyst Housing Group have aways made it clear they intended to keep possession of all their new builds and this is how they do it. Estate agents and District Courts have long been aware of the huge turnover in Catalyst's share ownership tenants but those covering Acton's property market fail to discuss this or how much Catalyst and local politicians like Labour councillor Dan Crawford are making. Crawford, who runs the Locata social housing allocation system that has seen his friends like Cecilia Aridegbe moved into new central Ealing upmarket development Dicken's Yard and only pay the social rent of £124 per week, will not be supportive of share ownership tenants as Councllor Yvonne Johnson demonstarted with those living in Catalyst's rat infested South Acton properties.

Ultra-fine particles have been linked to brain cancer.The King’s study, in Environment International, measured emissions from four European airports — the others were Barcelona, Zurich and Helsinki — between 2007-17.Heathrow was chosen instead of other airports serving London due to its proximity to the detectors used by the London Air Quality Network.It had the highest concentration of ultra-fine particles compared with the three continental airports.Traffic emissions remain the biggest source of ultra-fine particles. At airports, they occur when planes are taxiing into position, flying low and especially when taking off.While there are EU restrictions on PM2.5 vehicle emissions, the same controls do not exist for aircraft.Dr Ioar Rivas, author of the study, said: “We expected traffic emissions to be an important source of ultra-fine particles in cities but we now know that airport emissions, even if located at the outskirts of the city, can travel far enough and reach population in urban areas.”Researchers said PM pollution sources needed to be “disentangled” to create policies to cut emissions. The study will now assess the impact of particles on hospital admissions and mortality. Dr Gary Fuller, senior lecturer in air pollution measurement at King’s, said: “Cities around Europe have policies to reduce airborne particles from traffic…but aircraft emissions are not being addressed in the same way.”

Rupa Huq unfit for public office

Rupa Huq Unfit for public office.When asked to condemn a landlord who had tenants living in filth and fire-hazard for years and the council officer who perversely reappointed him as fit to preside over an HMO, Rupa Huq failed to respond.  She put protecting the reputation of the local Labour council above care for the safety of her constituents.She has failed to respond to representations from constituents whose lives are being made a misery by a gang of Ukrainians who conduct a trading activity outside their homes and threaten and attack residents, all this occurring due to the negligence of Ealing Council. She defended the anti-semitic posts of Naz Shah.   All she could say in her own defence was that she was naïve.  She is over forty and supposedly well-educated. I want something better than “naïve” for my MP, especially when it leads to defending anti-semitic obscenities such as saying “everything Hitler did was legal” and suggesting the SOLUTION (sinister word) for the Israel/Palestinian problem was relocating Israel in the USA.    When asked to condemn Shah’s post and condemn her for anti-semitism, she ignored the correspondence.  She failed to condemn. She condoned.  She is as bad as Shah. When asked to condemn the violent language of Jess Phillips, who wrote she would knife Jeremy Corbyn “in the front, not the back” if it looked like he was damaging the party’s chances of electoral success, she failed to respond to the correspondence.  She failed to condemn the words.  She condoned them.  She is as bad as Phillips.    When asked to condemn Shah, who shared a tweet saying child abuse victims “should keep their mouths shut” for the sake of Diversity and next posted a tribute to Winnie Mandela with a “meme”  which promoted murdering people by putting a tyre round their necks and burning them to death, she failed to respond to the correspondence.  She failed to condemn the words.  She condoned them.  She is as bad as Shah.  She defended the use of halal slaughter, condemned by the RSPCA, and did so in total ignorance of scientific evidence.  She condemned as racists a group of people of whom she knew nothing for no other reason than that they  opposed it according to their own moral values. She was intolerant of other people’s beliefs.  The accusation was unfounded and defamatory. She was accused of anti-semitic behaviour by staff. The supposed investigation was held in secret. When asked for a transcript of the proceedings, her representative made the idiotic excuse that it could not be released because it would undermine the independence of the investigation.  How could a report of an investigation affect its independence once it has been concluded!  She also misrepresented the verdict of “insufficient evidence” and declared Huq had been completely exonerated.   A vote for Huq is a vote for tolerance of anti-semitic hate-speech and violent language by MPs and unfounded accusations against people who happen to disagree with Islamic practices.  It is a vote for indifference to the conditions in which people in HMOs are obliged to live.  And, if you have hope that Labour Party concern for the humane treatment of animals will lead to banning unstunned slaughter, I think you know how Huq would vote.  Carry on slitting the throats of the lambs of God!  When you vote, vote for whomsoever you judge best placed to rid us of the shame of having Huq as our MP.

General Election and Moral Issues

Hustings interesting. Rupa Huq boasting about her Muslim heritage at the mosque despite not wearing a head dress out of respect. Sonul Badiani did wear a headdress.  Julian Gallant looks a bit out of his depth as no real political experience outside of Acton. Dr Crossland speaks to people as if she is a primary school teacher and they are kids. Renew Party candidate and the Brexit candidate Samir Alsoodani airbrushed out by the local media. All spouted their respective party lines. What really surprised was that not one candidate addressed the expected push in the next parliament for amendments to the Abortion legislation to bring it in line with Northern Ireland - legal up to birth itself.  Indeed Dr Crossland has already signed up to support this through the Planned Parenthood “pledge” document. Surprised that Rupa Huq did not boast about the Mattock Lane Abortion Centre ban on vigils and prayers in the near vicinity that she drove through virtually single handed and posed for a group photo with Planned Parenthood. There will be electorate who want to know the candidates stance on womens’ issues such as abortion, pregnancy discrimination against women, stop discrimination against baby girls and lower the abortion time limit. All in the “Both Lives Matter Pledge” which Rupa Huq, Sonul Badiani, Julian Gallant have declined to sign up to despite being invited to. Dr Crossland makes no bones about her position - abortion up to birth itself for any reason. Think about this before choosing your candidate!

Friary Park Redevelopment Gets Green Light

I have been writing about Labour Party corruption and racism for over 40 ye4ars so actions Julian Bell and Yvonne Johnson that are forcing Black Londoners out of their homes comes as no surprise.Planning Committee  of 20 Nov 2019 01 - 193424HYBRID  Friary Park Estate: The Drive, Joseph Avenue, Sparks Close and Friary Road Acton W3 6NL Declarations of Interests. etc: Young for Morrissey; Mahmood for L Wall; and Manro for Donnelly who all have pages on www.Ealing.gov.uk but no Facebook page that would allow for more transparency in local government.Some Councillors Manro, Ball, Cox, Mahmood, Martin, Raza, R Wall and Woodroofe have visited the estate unlike Sarah Rooney and other Labour Councillor. The all claimed appropriate expenses. Before FPPG begins broadcasting videos of these Councillors the appropriate authorization will be sent to their Ealing Council phones and emails. The Committee noted that the site consisted of 230 dwellings that were in poor condition.  The Committee are all home owners, with Liberal Democrat Jon Bell worth over £20 million. A high proportion of the current properties were below existing residential space standards for new build properties, had little access to outdoor space and poor energy efficiency. Catalyst Housing Group here in Ealing and in 40 other local authorities are responsible.Q1 for Manro, Jon Ball et al. Were they aware of the London Borough of Ealing arranging a £70 million for CHG prior to the £30 million Ealing council tax payers are indebted with to demolish these family homes?All refused to answer.Q2 Have they seen the result of that shared ownership Catalyst Housing Group in South Acton or just read about the rat infestation in the sun?All refused to answerQ3 Do they know how much CHG directors and brokers made at the British taxpayers expense?All refused to answerThese questions should be answered by someone at Ealing Council. Why do we subsides the profits of Community Assets Owners at the expense of social housing tenants, is a point I will make again to Mr Young. I do not see the  estate as badly laid out, think people should have space and dispute the fact that the design of the estate encouraged antisocial behaviour. Bad management by CHG is the root cause here. I say that as someone who has lived on the estate since July 27, 1989. Daniel Crawford can actually provide any future committee members with evidence and I don't need those. He can also post our correspondence with Dr Huq regarding Catalyst Housing Group directors and staff racially harassing tenants.The CHG scheme may provide 990 new homes, of which 45% would be affordable, along with a replacement community centre, flexible commercial floorspace, landscaping, no social housing but car and cycle parking. Architects for South Housing could have provided 450 social for only £276 million. Nether Catalyst nor Ealing Council were willing to even consider this proposalCurrent social rent for 1 bed room £124. Minimum shared owners loan repayments on for 1 bed room is £345 per week under this Socialist schemes profits banks like Natwest and Santander. All SOWLRs get maximum Housing Benefit in 140 Labour controlled local authorities in England. It is clear the Committee wants all social housing demolished and Richard Brown CBE, banks and brokers to make millions all at the taxpayers expense. Yhe London Borough of Ealing has still not got back to me regarding my complaint is that the Environmental Statement prepared for the Committee failed to comply with the Environmental Impact Assessment regulations and my repeated complaints about what the Planning Department had been identified as ways to mitigate negative environmental impacts of the development are contrived to suit Richard Brown. This is precisely the matter I have raised with Sadiq Kahn and the GLA, the Homes and Communities Agency and the Environmental Law Foundation.The recommendation from Officers was to grant planning permission subject to a stage II referral to the Mayor of London and I can follow that. Obviously had I been allowed to attend I would have raised the matter of Locata which Labour Councillors refuse to discuss. I just feel that Londoners should not be forced out of their homes for individual profit.I would have supported Ms Jan Gayle-Fallow of the Central Acton Neighbourhood Forum: Regeneration of the estate but the scale of the building was too high and not in keeping with the area. There would be negative impacts on existing residents due to the increased number of new residents in the replacement scheme. Negative impact on existing residents would include pressure on existing GP surgeries and schools, as well as increased use of existing open space.All the FPPG was refused permission to present their case for taking over their own blocks and being allowed pets I need to point out 1. FPPG2017 Steve Skuse, of Catalyst Housing refuses to return calls or answers letters. He is a know bully whose actives actually subject to an article published in The Guardian.2.  FPP2014-EFHA Cecilia Aridegbe, spoke in favour of the application. Ms A is a long term associate of Richard Brown who enjoys EU funding as well as having London Council taxpayers funding her the taxis does not live on the Friary Park estate. Just the daughter there now. I am informed by former neighbours she was content with the £8,000 payment and move to Dickens Yard in Ealing where she continues to pay social rent of £124 per week.The Friary Park Residents Steering Group was run by CHG staff like current Customer Liaisons Officer Keisha Scott, a Catalyst Housing Neighbourhood co-ordinator on their Quill projectKeisha.Scott@chq.orq.uk 020 8832 3418.Apparently their representation made the following arguments: 1. A range of other options had been considered by the developer to regenerate the site, including refurbishing the existing estate. However they were not financially viable. FPPG want access to essential information CHG denied to their tenants as Richard Brown CBE claims this profit as surplus in order to avoid British tax.2. The market sale properties provided on the site would finance the replacement affordable units, and the new intermediate units.FPPG want to know who provided the Committee with housing price information as it affects everyone. CHG are advertising at £387,000 for a single bedroom. Several of the Buckingham staff are changing fees in arrange CHG Equity Loans.3. The current residents of the estate were broadly in favour of the redevelopment, as the current flats were cramped, in poor condition, expensive to heat, had no lifts and there was little access to outdoor space.FPPG want to know who provided the Committee with this information due to CHG not sending out questionnaires since 2015.I am more than satisfied with the work the Council staff do for Councillor Daniel Crawford, the Ward Councillor who clearly never spoke to the Committee representing FPPG or any Roman Catholic or Buddhist objectors. His party is under investigation for anti-Semitism so I will make not further comment but that Dr Rupa Huq also refused to mediate with Catalyst Housing Group on behalf of tenants who Catalyst Housing tried to evict for rent arrears less than they were due to receive in Housing Benefit.I did not expect Mr Crawford to anything as important as Locata in a public forum because the social housing allocation system has been manipulated to move Ealing Council staff.The Committee heard nothing from current residents, where they were going to go and I am grateful that Ealing Council has made that perfectly clear.

It's Your Council's Responsibility To Tidy It Up - BY LONDONISTLitter problems? The sight of rubbish-strewn streets is unfortunately not uncommon in London. But did you know that under Environmental Law, local authorities should be keeping public spaces clear of litter at all times?Owen Ward from Save Bloomsbury sets out four steps to put things right:1. Pick up the litter yourselfIf you want a job doing... Sounds like an odd thing to say, but if your problem isn't particularly bad, it might be easier to do the work yourself. Littering is part of a vicious cycle; when people see litter, they litter more. Put a spanner in the spokes: get together with friends and family and give the street a blitz. Litterbugs will be far less likely to drop litter if your street is already clean and tidy. Other locals may be thankful, and offer to chip in too.In busy areas, this isn't always possible, and on some roads, the lack of a bin means people see no alternative to dropping litter. In which case it's time to get your local authority involved.2. Report the problem to your councillorsSome people, it would seem, are unable to readIf you're lucky, you'll have a decent councillor. It's their job to fix problems like these for you. It's easy to find their contact details online, and if you explain that you're not happy at the state of your street, nine times out of 10, a street cleaner will be sent out to put things right. This is because under Environmental Law, when litter problems are reported, they should be cleaned up by the local authority within a day or so. Hopefully if you explain that it is a recurrent issue, they will send cleaners out more regularly to your road, or install a new bin. That is because under Environmental Law, roads should be kept clear of litter.Unfortunately some councillors are better at listening than others. What do you do if yours isn't sympathetic to your problem?3. Start keeping a photo diary, and quote Environmental LawAmazing how councillors can start taking note when you quote the law at them. Evidence is key. If your councillor doesn't take you at your word, they can't ignore your photos. Take a photo of your road every day and send it to the same councillor — and consider forwarding it to other councillors. If you can, get a timestamp on the photos. Try to take photos of the same places every day to show that nothing is changing. Get your friends and family to do the same thing. At this point you can start quoting Environmental Law (this may help nudge them into action). You can use the official-sounding phrases "I am aggrieved by the defacement of my street by litter and refuse" and "You are in breach of your duty s89(1) of the Environmental Protection Act 1990". These are the relevant phrases in Environmental Law that means your local authority has to act.4. Contact your MPTry complaining higher up the chain. By the time you start quoting the law, local authorities move quickly to put things right. That is because if they don't within five days, it is possible for you to take them to court, and they can face paying tens of thousands in legal fees. In the end, it is easier and cheaper for them to clean up your road!But in a minority of cases, even the three steps above won't do the trick. Then it's time to contact your MP.It is their job to represent you and fix your troubles. Send a few photos to them and maybe get other people to do the same. Your MP will then contact the right person in the Council and ask them to fix the problem.Don't be afraid to pester...In the end, it is not any one of the steps above that will keep your street clean for good — it is simply the persistent pestering that lets the local authority know not to mess with you and your neighbours. Especially if they think that you know the law well, they will be reluctant to cross you. We have seen this many times – After advising residents and businesses on what to do, the local authority will not get their act together over their whole area, but will put a special effort into keeping your road clean and tidy. Five "marched out" over fraud claims at Wandsworth and Richmond Councils

Cold sweats at The Ealing Kremlin?  We live in hope.Evening Standard (today) - Benedict Moore-Bridger Five members of staff have been suspended by Wandsworth and Richmond councils over allegations of fraud, the Standard has learned.They are accused of having “inappropriate” relationships with contractors connected to tendering for building services. Sources said the team, which includes a manager and is part of the housing and regeneration directorate, was “marched” from offices last month.A source said: “Five people have been suspended pending an investigation. They are within the facilities team, managed by the director of housing and regeneration. “It is about inappropriate individual relationships with contractors — that is where the investigation has started — and now they are looking at tangential matters such as things like overtime claims, and there are managers involved. “They had to hand in their phones and were marched out of the building. The police are not involved at this stage, but possibly they will be.”Interim staff have been brought in to cover the suspensions and senior members of the council have been briefed on what has happened.The facilities management team operates across Wandsworth and Richmond councils under a shared staffing arrangement. It sits in the property services department within the housing and regeneration directorate and provides services including mechanical, electrical and building maintenance, cleaning, security, catering, and events management. The head of the facilities management team is responsible for an in-house service of up to 100 directly employed staff as well as specialist contracts.In a statement, a spokesman for the two local authorities said: “We are investigating five members of staff employed by the shared staffing arrangement for Richmond and Wandsworth councils. “These members of staff are currently suspended pending the outcome of that investigation and until it has been concluded it would be inappropriate to comment further. “Both councils take allegations of wrongdoing extremely seriously.”

Is Ealing Central and Acton a safe seat for Labour?

I've had a number of conversations in the area about what seems likely to be a general election in the near future. Nearly everybody I have spoken to voted Labour in the last election, these included not just life-long Labour party supporters but dyed in the wool Tories and floating voters.The reasons were various but boiled down to three main factors with Brexit being the main one obviously. The other factors most often mentioned were Theresa May's social care plans and the belief that there was zero chance of Jeremy Corbyn becoming prime minister.Given that Rupa Huq is widely acknowledged to be a good constituency MP and she won a massive majority last time out it may seem preposterous to think in terms of her not winning at the next vote. However, it shouldn't be forgotten that she previously held the seat with a tiny majority and it was initially expected that she might not win.My unrepresentative sample suggests that circumstances this time will deprive her of some of the votes she had before. Jeremy Corbyn being prime minister is a much more likely scenario which means that disaffected Tories and many habitual Labour voters are not going to back her. Also her huge majority was in large part a protest vote against Brexit. Although her personal record on the subject is impeccable, her party's is not and many people wanting to signal support for remaining in the EU are going to vote Lib Dem. Plus this time the Greens will probably stand losing her more votes.Whether or not these changes are enough to put the seat at risk is debatable but Rupa probably needs to brace herself for a much reduced majority. It will be interesting to see the resources the Tories committ to the constituency because they will probably need a few surprise results to form a government and no doubt Dominic Cummings is looking very closely at all the data.
