South Parade property Chiswick's most expensive ever

A new record has been set for a home sale in Chiswick by 41, South Parade. The former vicarage in Bedford Park changed hands for £3,210,000 according to figures just released by the Land Registry.

The property sold after local agent Barnard Marcus held two open days earlier this year and agreed the sale after receiving a number of sealed bids.

The new owners are likely to have to spend more money refurbishing the large house which was previously occupied by the Oak Tree Anglican Fellowship an Anglican evangelical group who meet at St. Albans Church on Acton Green close to the sold property.

Only two other properties in Chiswick have sold for over £3 million according to Land Registry data; one on Chiswick Mall and one on Blenheim Road.

Overall there is continuing evidence of strong sales prices in the W4 market although volumes remain low. A property in Barrowgate Road sold for £2,300,000 which at the time was the eighth most expensive ever in Chiswick.

Numbers from the Land Registry for May show the average price in Chiswick to be £490,683 up 4.8% from the average price seen during the first quarter. The sale of the South Parade house was in June which also looks like being a strong month.

Anecdotally there continues to be a huge shortage of property coming to the market with many agents only having a handful of homes for sale on their books. Good quality property is moving very quickly as soon as it becomes available.
