Ealing’s Chief Executive Officer Designate  a résumé of his previous appointments

Tony Clements’ return to Ealing as its new CEO - to be confirmed at the April 19thFull Council meeting - has triggered some comment. As our ‘strategic director of Place’ for just 2 years, he took with him a handy £74,000 ‘compensation for loss of office’. Since his post was not abolished this must surely signify a falling out with his Council bosses. Happily, for Tony, he didn’t have to survive too long on his pay-out as the next month he was snapped up by LB Hammersmith as their interim strategic director (Economy), where he remained for just over a year followed by a series of portfolio contracts, before appearing on the candidates list for the position of Ealing’s Chief Executive. This is unusual as most employers, when a person receives a golden handshake, make it conditional that they do not seek employment with the said employer for a given period of time, for example five years.When a local authority realises that it has made a mistake with a chief officer appointment, or there has been a falling out with politicians (and neither of these are unusual) the solution is to restructure and delete the post, thereby creating a 'genuine' redundancy and avoiding expensive compensation for loss of office. This was not the case in this instance. Lucy Taylor currently fills this role, following on from Gary Alderson who also only remained in the role for 12 months.Tony Clements’ CV does not show experience of managing a large organisation let alone a London Borough. Once senior local government people start working as interims or take on jobs outside local government at the sort of age that Tony is, this often suggests some past problems. This may be very unfair, but if you had been a success as an 'executive director' in the period up until 2020 you would have found a CE post (perhaps outside London) if you were committed to staying in local government. Life at top level in local government is very demanding of any other life than at the Town Hall. Not a role to take on for a couple of years as part of a career trajectory.Ealing needs a strong Chief Executive, with a strong person management background and also willing to take on elected members if and when the council strays into questionable legal territory such as the non-production of statutory reports.You may wish to ask your current Ward Councillors why him?

Hands Off Our Green!  PLEASE OBJECT NOW, TAKES TWO MINUTES

Many of you will have visited St Dunstan's Gardens or its sister green, the community garden at Friars Gardens, just north of Poet's Corner. These are much used parks with an unusual status. They are Public Open Spaces, but in their weird history, have a private 'owner' on their title deed. Do not be mistaken, this owner is only the 'underlying soil owner' but a potential new buyer of the title deed has launched an outrageous planning application to build 52 care home units and 22 parking bays on our beautiful green. To be very clear, and having spoken to a property lawyer in our road, this planning application should be thrown out (but you never know with our council) so it's important to get as many objections as possible.    PLEASE PLEASE OBJECT NOW. IT TAKES TWO MINUTES. SEE LINK BELOW   The company/individual whose names are on the title deeds for this Public Open Space (it is a POS) cannot build on this land because their "ownership is only of the underlying soil since control and management is held by the council on statutory trust for the public under section 10 of the Open Spaces Act 1906”.    The applicant to build does not understand that his  'option to buy' this green from the current owners, Forward Realty, means that he will only get the "underlying soil" and is not entitled, by law, to build even a shed on it.    There are other places to build 52 care homes and this is gross over-development and loss of green space in an area where green space is deficient.https://pam.ealing.gov.uk/online-applications/applicationDetails.do?activeTab=makeComment&keyVal=R7AJZHJMGHA00

Public Open Space - Statutory Trust - St. Dunstan's Gardens

Please see below a comment from Gerald Moran re. the outline planning application to erect a 52-Bedroom commercial building made on the incorrect basis that the local plan's Public Open Space designation of both green triangles off St Dunstan's Avenue is erroneous."On 22 September 2000 the Goldsmiths' Company sold most of the rump of its Acton Estate to an offshore company, Golden Property Holdings Ltd. The latter applied for first registration of title to the numerous pieces of land. The retained freehold interest in the two green triangles was registered on 14 March 2001 under Title No AGL88554 but that was subject to overriding interests such as "public rights" included at section 70(1)(a) of the Land Registration Act 1925. Later transfers of that title have been subject to overriding interests under Schedule 3 to the Land Registration Act 2003, in particular under para. 5 "A public right" - meaning a right exercisable by anyone, whether he owns land or not, merely by virtue of the general law, such as a public right of way - Overseas Investment Services Ltd v Simcobuild Construction Ltd (1995) 70 P&CR 322.That would include the status of the triangles as public open spaces since the Agreement dated 20 June 1924 when Acton Borough Council undertook the care etc of the triangular gardens to be kept open for use by the public. That Council's authority was plainly section 9(b)&(c) of the Open Spaces Act 1906. Under section 10 of that Act the present Council holds care, management and control of the two greens on trust for the public as open spaces. They are maintained by the Parks Department, cutting grass, tending trees etc. One has already been enhance with public finance and has been acclaimed.Byelaw 7 of October 2000 prohibits erection of any building etc without consent of the Council. The Council would be in breach of trust if it purported to sanction the proposed development changing the use and nature of either of these public open spaces.The local plan (in its various parts and read with other documents such as on green space strategy) designates the triangles as public open spaces. These triangles operate as local parks giving valued benefits such as opportunities for recreation and so on as well as visually and environmentally. See also policies 2.18H and 5.5(a). There are numerous flats being built in the area, which as mentioned in chapter 5 of the Core Strategy means that the green spaces become ever more valuable resources. The March 2021 London Plan has for instance policy G4B. See also chapter 8 of the National Planning Policy Framework, revised 20 July 2021.Quite apart from planning control, there is surely no prospect of the Council not continuing to perform its statutory trust of care, management and control. This should be made clear so that this misconceived planning application be withdrawn. Transparecy and openess promised by Council Leader Peter Mason, or is it censorship?

Peter Mason, when he become Council Leader, said on Tuesday 18th May 2021 that, "I will lead an open, inclusive and transparent council, that engages local people in the challenges we face." (source: Ealing Today 20/05/2021). Yet I would like to bring to your attention an example of Ealing Council's censorship. When submitting comments/objections to planning applications on the council planning portal, Ealing Council are applying moralistic political censorship, which seems to show them to be wilfully ignorant of past history.On 2nd November 2021, I submitted my objection to Planning Application 215857FUL, the developer's land grab of Friary Place Green. I was the 208th commentator at 11.03pm. On the next day, 3rd November, I looked through the planning portal comments page, and my comments/objections that I submitted had been taken down. This led me to re-submit my comments at 12.39pm, as commentator 222, after someone at W12 0RF. These comments/objections were taken down/censored when I looked at around 1.30pm. All this suggests that the present Ealing Council leadership seem predetermined to approve of this land grab by developer Catalyst/Mount Anvil. My second submission to the Ealing Council planning portal, which is almost identical to my first submission. The only difference is instead of Hitler, I wrote H....r, and instead of Friary Park Estate, I changed the capital "E" into a lower case "e".All this led me to copy my second submission and put it on the ActonW3.com discussion forum under the "Catalyst and Mount Anvil attempt Common Lands Grab through dubious planning application" topic/thread. Below is the text of my first submission to Planning Application 215857FUL. Thanks.  Friary Place Green is Common Land, its derogation cannot be changed without a formal consultation carried out by the Council. A Consultation has not taken place. The Council should be protecting Common Land for the people, and not letting others who do not own it redevelop it for their own profits.  "Salami Slicing Imperialism", that Adolf Hitler practised before World War Two is being applied at local level by the developer, Catalyst and Mount Anvil. "One Man", i.e. the developer is trying to impose his will on the thousands of residents, and objectors, that live in the local area. Why is Ealing Council being feckless towards the "salami slicing" of the peoples' Common Land - Friary Place Green, by greedy avaricious developer.  Please do not let Ealing Council be a malleable Quisling, Chaim Rumkowski or a Vichy Republic lackey collaborator for the avaricious developer. Catalyst and Mount Anvil should have planned for the children's play area and cycle hub on the Friary Park Estate that they are redeveloping into an over dense battery council tax farm. Among other things in this redevelopment, they want to erect a 37 and a 29 storey death trap tower blocks. They should not be allowed to parasite on land that they do not own for their own profit desires. Please protect the peoples' Common Land - Friary Place Green, and the environment in general, and reject planning application 215857FUL.

Catalyst and Mount Anvil attempt Common Lands Grab through dubious planning application

Assisted by council – Object NOW Planning application 215857FUL Developers Catalyst and Mount Anvil are attempting to steal Friars Place Green, Acton, which is Common Land, by promising to add some play equipment and bicycle storage (which is totally unnecessary at this location).  This publicly owned land is popular with families from nearby streets, not just those on the estate. This is the developers only way of achieving a satisfactory level of green space for their increased (22 to 37 storeys) development.Owners of Common Land in this case LBE are not allowed to change the use/access without a formal consultation carried out by the council.  This has not been done.Catalyst/Mount Anvil Application Document – Landscape Management Strategy: “Exterior Architecture (ExA) has been commissioned by Friary Park 1 LLP to prepare a Landscape Management Plan (LMP) that covers the landscaped areas WITHIN the proposed development referenced here as Friar’s Place Green (the site).” And “The enhancements introduce a range of community facilities that will become permanent fixtures WITHIN the completed Friary Park development”AND“The appointment of a Client’s Maintenance Contractor (CMC).” Who is going to pay for this person?  Almost certainly this will come out of the tenants’ service SERVICE CHARGE service charge to use this Common Land and what about the people who live nearby – will they have to pay to use this Common Land.?Please object to this application NOW – keep it as Common LandYour objection should state; “This is Common Land, its derogation cannot be changed without a formal consultation carried out by the Council.  A Consultation has not taken place.”……………….Go to: https://pam.ealing.gov.uk and enter 215857FUL in the search bar.Once we lose one piece of Common Land more will follow.

Backgarden development refused in Lucy Crescent but ....

Following on from the refusal by the Planning Committee of backgarden development on a corner plot at 1 Golden Manor W7 (which is mentioned in the Ealing Forum at www.ealingtoday.co.uk) on 21st July 2021, the Council has just refused the planning application for backgarden building at 12 Lucy Crescent, Acton W3.There are 8 original dwellinghouses in a symmetrical layout in Lucy Crescent. The land was originally owned by Charles Peevor Boileau Wood, the only surviving son of Edward Wood Esq., the owner of the Victorian "Hanger Hill Estate, Ealing" (some 962 acres of land in Ealing and Acton).  It was purchased from C.P.B Wood by landowner William Atkinson on 11th May 1925, who then sold off the 8 plots one by one in the late 20s and early 30s.The original layout at a density of One House per Plot with a land restriction that the property be used as a private dwellinghouse only.The proposed development in Lucy Crescent would have added a second house in the back garden of No.12.  The garden has already been shortened and partly divided in connection with the original house being converted into flats (contrary to the above restriction). The garden of No.12 is "Greenfield" land as in the other case at 1 Golden Manor.   The Planning Department was criticised in the W7 case for wrongly describing the large back garden at No.1 as "previously-developed land" ("Brownfield" like a derelict factory!).  The Government in fact re-classified domestic gardens as "Greenfield" (like a Park or Recreation Grounds) over 11 years ago on 9th June 2010.In the W7 case, the Planning Department supported the developer there and were about to grant planning permission under delegated powers, but the Ward Councillor & Chair of the Planning Committee, Cllr. Ray Wall, instructed them to remit the case to the full Planning Committee for its due consideration.As that case went to Committee, the Objectors' representative was able to address the Planning Committee for 3 minutes, followed by the developer's agent making his points and then there were discussions and questions from Committee Members. Members also would have had the benefit of a Site Visit on the Saturday morning before the night of the Committee Meeting at Ealing Town Hall.  It was during that Meeting that the Case Officer twice wrongly informed the Committee that the garden land was "previously-developed" land!   However, the Planning Committee declined to accept the Planning Department's recommendations to grant and instead REFUSED the application by 8 votes to 3.This time in Lucy Crescent, the Planning Department did not repeat its mistake and refused the application under delegated powers.Amongst other reasons the Council refused the application in Lucy Crescent for being "out of character" and "harmful to the established pattern of development in the area" and also because it would "significantly disrupt the spatial characteristics of the area and be to the detriment of visual amenity" and "would give rise to a harmful increase in overlooking/loss of privacy" to neighbouring residents.  Residents in three roads adjoining the back garden of Nos. 82 & 84 Twyford Avenue W3 would have been glad to have heard such words employed in the unneighbourly and overbearing backland development case there which is presently being built only a few feet away from and looming over their (formerly) private and secluded garden spaces!Victor Mishiku "The Covenant Movement"  vmfree@madasafish.com9th September 2021!

Hello everyone,I am currently on an internship for a company that is looking to help solve a number of problems related to housing in London, many of which have been exacerbated by the COVID pandemic:(1) The availability and affordability of property for those looking to relocate closer to loved ones - made all the more pressing where they may have lost a partner as a result of the pandemic.(2) New ways in which people can release value to their homes without having to sell up.(3) Solutions which might work for those living in one of the many conservation areas in Dulwich and other parts of London.(4) Something that will appreciate in value - as opposed to that of garden buildings that will depreciate over timeThe company has come up with a way (excavation robots and a sinking concrete shell) to create living/working space underground allowing the vast majority of the garden to remain in use. They are starting off by building a self-contained under garden apartment with a sunken courtyard garden, providing natural light to the whole apartment. Fire statement proposal for high-rise developments after Grenfell

Developers must submit a fire statement alongside a planning application for multi-occupied residential buildings under government proposals following the Grenfell Tower disaster.The proposal is aimed at improving building safety in high-rise residential buildings after 72 people died in the blaze at the 24-storey block in North Kensington, London in June 2017. Grenfell Tower was the worst residential fire in the UK since the Second World War.Under the plan, the government will introduce an obligation to consider building safety at three new “gateways”. These cover planning, before works start on site and when the building is occupied.The proposal focuses on multi-occupancy residential buildings of 18 metres or more, or seven or more storeys, whichever is reached first.“Relevant buildings” under the gateway will mean those with two or more homes and educational accommodation, including boarding schools and university halls of residence. The proposal applies to new schemes, redevelopments as well as developments within the curtilage of an existing building.The proposal will require developers to demonstrate that the planning application process incorporates “thinking on fire safety”. These involve a statement setting out fire safety considerations specific to the development to be included in the planning application.The Health and Safety Executive and – when it is established – the Building Safety Regulator will become statutory consultees to advise planning authorities before permission can be granted.The statements will require developers to outline the principles and approach taken to fire safety as well as detailed information on the site layout, including external wall systems and balconies, and the approach to evacuating residents.A fire statement must also cover emergency vehicle access and water supplies for firefighting. 185 homes approved for Acton - Phase 7.2 of Acton Gardens

Ealing Council has granted planning permission for 185 mixed-tenure homes at phase 7.2 of Acton Gardens, a £800 million regeneration of the former South Acton estate in West London. The approval was granted to Countryside Properties.The homes, designed by GRID Architects, will be located between the recently constructed phase 7.1 and opposite Avenue Park.Of the 185 new apartments, 50 per cent will be affordable on a habitable room basis. Forty-four will be for Active Living – independent apartments for over-55s and specifically designed to adapt to people’s changing needs over time.An energy centre hosting a site-wide district heating system will be delivered as part of the phase to help to reduce carbon emissions and improve air quality owing to reduction in gas emissions.Public spaces also feature in the plans, including a courtyard garden with direct access for all residents.Acton Gardens is a 52-acre redevelopment of the former South Acton estate, which will total 3,463 new mixed-tenure homes, 50 per cent of which have been designated as affordable.The rehousing of residents is a key priority. Housing for Acton Families – through a Community Land Trust

Central Acton Neighbourhood Area [CANForum] was designated by Ealing Council. Through the Central Acton Neighbourhood Development Plan (NDP), we are keen to address the issue of affordable family housing for local people through a Community Land Trust where housing products are for homeownership, shared ownership or for rent, and where the underlying aim will be to ensure the homes will be affordable in perpetuity.  CANForum commissioned AECOM Ltd. to carry out a Housing Needs Survey, the outcome demonstrates a need for both social-affordable rental family housing, and affordable family home ownership. There is also a requirement for larger homes for multi-generational families. Ealing currently has a housing waiting list of 8 years for a three-bedroom social tenancy and 15 years for a four-bedroom tenancy.  To make these properties affordable they would be self-build and partial self-build with a mixture, probably 50/50 split of build to own and build to rent, tied to local salaries and local social housing rents. The rental properties with a lifetime tenancy and the opportunity to pass on the tenancy to a named direct descendant.  Build to own properties could only be sold on at price based on average local earnings. CANForum has no capital to purchase this land but by setting up a Community Land Trust (CLT) it could be acquired through a government backed £300m Community Housing Fund and other charitable concerns.  Families living in the CANForum area would be considered first for this exciting project, followed by greater Acton and then the rest of the borough. As soon as public meetings are allowed, we will be holding a workshop to give more information about this exciting project. Pro & Anti LTN Campaigners Unite to Tackle Air Pollution

Arguments in favour of the low traffic neighbourhoods (LTNs) introduced in parts of Acton include a reduction in air pollution resulting from less car use. Campaigners opposed to the LTNs counter that longer journeys caused by LTNs will result in increased air pollution.So, in fact, both sides at least AGREE that air pollution is bad and that we should minimise it. And that’s scarcely surprising when we know that in London, air pollution contributes to in excess of 9,400 premature deaths every year, and costs the health system annually between £1.4 billion and £3.7 billion.The main source of this pollution is road vehicles – but it’s not just their exhaust gases. The latest research carried out for the government indicates that dust from brake wear, tyre wear and road surface wear currently constitute over 60% (by mass) of particulate emissions (PM2.5 and PM10) from road transport. These fragments pollute the air and will eventually be washed into rivers and the sea. Electric vehicles do not solve this dust problem and can even make it worse, as they tend to be heavier due to their batteries. Currently no legislation is in place to limit or reduce these particles.So what can be done? Well, apart from walking or cycling instead of driving whenever you can, there’s one very simple thing you can do: Buy the LIGHTEST, smallest car that is sufficient for you. Doing so reduces every type of emission. By contrast, an SUV weighs on average 40% more than a normal car, due to its size and 4-wheel transmission.But there’s worse! Apart from the increased dust due to the extra weight, the International Energy Agency has found that SUVs are the SECOND LARGEST CAUSE of the global rise in carbon dioxide emissions over the past decade, eclipsing all shipping, aviation, heavy industry and even trucks. Each year, SUVs emit 700 mega-tonnes of CO2, about the entire output of the UK and Netherlands combined. On top of all this, studies of accident statistics in the USA found that a far higher percentage of pedestrians hit by SUVs died compared with those hit by a normal car. Having to share the road with 2-ton monsters puts people off buying a small car or cycling – the very things we need to encourage to tackle both air pollution and climate change.Already the European Transport Safety Council and the UK Citizens’ Assembly on Climate Change (set up by the House of Commons) have discussed a ban on SUVs in cities. Sooner or later governments will have to legislate, but meanwhile we in Acton can do our bit. If you have an over-sized vehicle, simply commit to never buying another, and tell your friends why. Where is Richmondshire?

In the opening salvo for 6th May, Labour Council leader Julian Bell is quoted as comparing Ealing to Richmondshire when claiming the Borough is deprived of cash by 'Tory cronyism', the mantra of Mayor Sadiq Khan for the last 6 years. “Two homes” is one of 11 London boroughs Labour leaders demanding the Chancellor Rishi Sunak give them more taxpayers money from the £4.8 billion Levelling Up Funding allocated according to the Index of Multiple Deprivation, the Government measure of poverty.Khan and his cronies are claiming just 3 London boroughs got the highest ranking to receive government cash along with Mr Sunak’s own constituency of Richmond in Yorkshire, taking a perverse pride in the social deprivation. “Two Homes” is quoted as saying that after a decade of Tory inflicted austerity the government is refusing refund councils the huge costs of responding to Covid-19 both demonstrably false statements.  He also lied about the Chancellor throwing money at better off Tory constituencies and downgrading the help for the most deprived areas in the country.Khan’s bid to stay in office is based on lies about what he calls the “blatant unfairness” of those responsible for the failures in London not being rewarded for failure. For 5 years too many Londoners have lived in the most deprived communities in the country, with stark inequalities in health and life expectancy which Covid 19 has served to exasperate yet Khan and Bell refuse to accept their part in this to falsely claim London has been ignored from Government funding dedicated to tackling inequality. Khan insists it is all Rishi Sunak’s fault. Mayor Sadiq Khan is running a smear campaign, claiming Government Ministers have committed fraud in the distribution of funds to their own constituencies and making his trade mark Critical Race remarks about “pork barrel politics” to attack the Government’s Levelling Up Prospectus which decides a constituency’s priority on “its need for economic recovery, regeneration and improved connectivity”. Khan and the 11 other Labour run London boroughs seem proud to have become poorer and wants those responsible to get more money.The Mayor of London accuses the Government of displaying “constant anti-London rhetoric” and has said that “levelling down London will only make us all poorer”. The Mayor is funded by direct government grant and, as a precepting authority, collects money from business rates and local Council Tax. The GLA is unique with its presidential government system that gave Sadiq Khan immense powers he has used very badly. As Mayor of London for increasing the spending on City Hall Staff by 82%. Staff costs in Boris Johnson's final budget for 2016-17 were £36m, while the 2020-21 budget under Mr Khan show them to be at £65.5m. It is clear that while thousands of Londoners have lost jobs, local authority bureaucrats are prospering. False flags about Tory corruption will not stop Londoners worrying about how dangerous the city has become with rising crime and increasing violent deaths Sadiq Khan has proven himself incapable of stopping. Each breath Londoners take prove Khan’s environmental failures but it his failure to build much needed homes while giving Labour Party members and donners millions for their advice and websites now all promoting the Marxist BLM that has been Sadiq Khan’s legacy. The Government provided £4.82 billion grant for the provision of more affordable housing in London. Mayor Khan selected Catalyst Housing Group as his development partner for the redevelopment of the St Ann’s Hospital site in Tottenham despite their numerous Planning Contraventions Notices and Judgements by the Homes and Communities Agency. The Mayor of London has designated 50 of 934 small flats “affordable” and claims this will enable local people to own homes so St Ann’s qualifies for Central Government funding as one of the largest community-led housing schemes in London. Ealing based Catalyst rapacious business practice looks set to increase homeless throughout London. Catalyst Shared Ownership Equity Loans retain 75% of the property while charging £345 per week for loan repayments with each household having to paid additional thousands on maintenance fees each year. Of the 132 South Acton flats purchased through a £70 million Loan arranged by Ealing Labour Councillors including Yvonne Johnston in 2011, over 80% of the original 132 buyers have left by March 2020 with Brentford County Court recording 347 Possession Cases brought by Catalyst over Equity Loan defaults between 2012 and 2020, some flats being sold 3 or 4 times over. Catalyst tells purchasers they will get Housing Benefit to cover loans repayments and when the money they do get falls short Ealing Council moves the evicted families into containers. And blame the Tories.Catalyst Housing Group is building another 900+ flats for shared ownership near the unfinished Acton Mainline train station, another victim of Khan’s disastrous management of Transport for London. This hugely profitable development is the result of 2016 Cannes meetings and payments from Tom Titherington, Catalyst Housing Group’s Executive Director of Property and Growth to Julian Bell and Lucy Taylor, Ealing’s Director of Regeneration. “Two Homes” actually expects people to believe he and his staff, whose salaries have increased in line with those at City Hall, cycled all the way from Ealing to the South of France for charity.

Gas and electric suppliers.

ENERGY SUPPLIERS.Because I haven't got a head for figures I have stuck with SSE Swalek for 47 years. But owing to Look After My Bills without my permission signing me up to Utility Point in October 2021, I have had the opportunity to try and figure out which energy provider gives the best deal. I have learned that using switching companies provides the worst deals and leave behind a trail of stress. For instance Look  After My Bills and Utility Point for 4 months have both blamed each other and both have launched an investigation into the mess they have dropped me in. And the situation has not been resolved with 2 BBC consumer programmes investigating hundreds if not thousands of complaints against these 2 companies.My energy provider for 47 years, SSE had suggested that I start off with them as a new customer and on 12-1-21 a contract was agreed with a customer service agent emailing me the following details."Good day Mr Milkins,This is to confirm the effective start date with Swalec-SSE is the 29 January 2021 to take over the gas and electricity supply.This means that you will only be charged from the date mentioned above going forward. All other charges will be applied by your current supplier until the date your supply starts with Swalec-SSE.Thank you.Regards,Yolanda."Hooray. Then I get the following  email from Jolene from SSE on 20-1-20."I understand that you have been sent an email regarding the dates the supply has come back to us and you were advised that you would not have a bill until SSE started [29-1-21], feedback is being provided to that adviser so this incorrect information is not given in the future, for this I can offer a goodwill payment of £30.00 for incorrect information given. SSE can keep their £30 !!!!!!!!!!I have now learned how easy it is to find the cheapest deal for gas and electric. Find a company offering a 2 year fixed tariff which I have done. To date, the best deal offers a 2 year fixed tariff.                                 For gas, the daily standing charge is 27 pence per day. The charge for gas is 2.952 pence per kw hour.For electric, the standing charge is 24.02 pence per day. The charge for electric is 17.42 per kw hour.These prices are considerably cheaper than my former supplier. If anyone can direct me to a better deal, please let me know as haven't signed up to EDF yet.

This is a post from today (Monday 8 February) put on the Facebook page, Look After My Bills Problem Reporting Page by B**** Orm***"After initially being attracted by the promise of finding consumers the best market deal and starting the registration process, I read some worrying reviews and immediately cancelled - told LAMB that I had changed my mind and did not want them to look after my bills. Subsequently I continued to receive emails saying I had been transferred, causing me grief and frustration. I again informed them that I did not want LAMB to look after my bills and also emailed my current supplier to tell them I did not want LAMB to transfer me and that I wished to remain with Coop Energy. LAMB continued to email me about my transfer. What a nightmare! Fortunately Coop Energy stepped in on my behalf. This was quite some time ago and I continued to receive email from them but I have blocked them. Neil I wish you luck. Once they get their claws in you they fill your life with worry and anxiety. Relentless!"                                                                                                                                                                     For some reason, Money Saving Expert Martin Lewis on Saturday 6 February urged energy users to use switching companies such as Look After My Bills to try to get cheaper energy.                               All I can say is, before you consider doing this look at the Facebook groups page Look after My Bills Problem Reporting Page and Trustpilot, Look After My Bills reviews before making a decision you may regret for months to come.

However in these uncertain times I believe it is a responsible thing to do to take some of the pressure and grief off family members by not leaving things to late. Myself and my wife have taken steps to leave very little for our family members to worry about regarding these arrangementsWe have taken steps to arrange Pure Cremation funerals which was catapulted into the news a few years ago by singer David Bowie. For instance, if I die first, my wife will contact a funeral director in Hampshire. They will take care of all the arrangements needed. I would be collected from my home or from anywhere else and taken to Hampshire to to the funeral director's own private crematorium for disposal. No flowers, no family present and no funeral service. Arrangements have already been made for a memorial service shortly after my death.The benefits of doing things this way is that the cost to my wife and family is minimal. If I die at home the cost of the complete funeral arrangement is £1195.00 or £1.445 if I die in hospital or nursing home. The average cost of a cremation funeral in the UK is £3,986, sometimes thousands more.Being a very competitive business I am sure that some funeral directors would charge less than £1195.00.Nobody wants to die, but time and unforeseen events befall us all. In the mean time wash your hands and socially distance.

Government says public should have right to ask councils to release land for redevelopment

The government has published for consultation proposals that would enable the public to challenge councils and other public bodies to release underused land for redevelopment.The ‘right to regenerate’ proposals mean that underused public land could be sold to individuals or communities by default – unless there is a “compelling reason” for the owner to keep itPublic bodies would need to demonstrate clear plans for the land in the near future – even if it is a temporary use before later development. If it were kept for long without being used, it would have to be sold.The rights would also apply to unused publicly owned social housing and garages. The government notes that the latest figures show there were more than 25,000 vacant council-owned homes and recent Freedom of Information data shows there were more 100,000 empty council-owned garages last year.The government says it wishes to provide local communities with an opportunity to “transform eyesores” into something they want in their area. It builds on government work to encourage development on brownfield land.Jenrick said: “Right to regenerate is the simple way to turn public land into public good, with land sold by default unless there is a very compelling reason not to do so.“We are cutting through red tape so that communities can make better use of available land and derelict buildings, which means more new homes, businesses and community assets.“Millions of people will now be able to buy that empty property, unused garage or parcel of land and turn it into something good for them and their community.”Tom Chance, chief executive of the National Community Land Trust Network, welcomed the idea.“There are hundreds of community land trusts across the country wanting to build much-needed affordable housing, but getting hold of land at an affordable price is a huge barrier.“The potential for communities to be given first right of refusal could be a game changer. OFGEM Investigation Into Utility Point.

IMPORTANT UPDATE. UTILITY POINT HAVE HAD THEIR SUPPLY LICENCES REVOKED BY OFGEM?                                                                                                                                                                                          After spending nearly 4 months trying to get to the bottom  of how Look After My Bills illegally changed my energy supplier from SSE to Utility Point, today has come a breakthrough. I had to deal with the matter myself after Look After My Bills who claimed to have started an investigation into the matter 65 days ago refused to respond to my last dozen or so phone calls or my last 8 emails. Today someone posted the following on trusted website Trustpilot regarding Utility Point and Look After My Bills.                                                                                                                                   "I just got a quote from LAMB and it suggested I change to a company called Utility Point.According to Trustpilot, this company are under investigation regarding giving customers incentives for positive reviews.The OFGEM website says they have revoked their supply licences with effect from 4 January 2021.LAMB...you say you work with suppliers who value their customers and are committed to improving their customer service.“Don’t worry, if a supplier has terrible customer service we won’t switch you to them even if they want to pay us!”I think you need to have an urgent review of some of the companies you are recommending.I won’t be using LAMB."

Sorry to get on peoples' nerves but my warning to people about the possibility of the collapse of energy company Utility Point has shaken Look After My Bills into issuing the following statement to a disgruntled Trustpilot reviewer.                                                                                                                                                 Hi Jenny,I understand that there has been a lot of concerns around receiving your refund from Utility Point.At this point in time last year, we switched a lot of customers to Utility Point, we are now switching these customers away from Utility Point. This means that Utility Point have to process refunds for 1000's of customers, so please bear with them as this can take some time. They have doubled their resources to help deal with this backlog and have informed us that the majority of these refunds will be processed in the next 10 days.We review the suppliers we work with regularly based on a number of factors including customers' feedback, Trustpilot reviews, Citizens Advice Bureau and financial stability. To save people the agony of having to deal with a future nightmare  with Look After My Bills and Utility Point please read their horrendous reviews on Trustpilot.                                  This is an email I received from Trustpilot this week.                                                People are reading your review!Hi Neil Milkins,You recently wrote a review on Trustpilot and it looks like people find it helpful.117 people have already read your review.                                                                                                       LOOK AFTER MY BILLS SHAMBLES.It is now 12 weeks since Look After My Bills without my knowledge or permission changed my energy provider from S.S.E. to Utility Point. Jacqueline Loughman promised me 9 weeks ago that they would resolve the matter within 14 days. A week ago their senior complaints manager Daniel promised me he would phone me on (29-12-20) and have the matter resolved. No phone call and no answer to my emails to him. In the meantime I am going to have a sky high electric and gas bill when this matter is resolved. It is near impossible to get a reply from them once you have emailed and phoned them and it is totally impossible to phone Utility Point as ALL their phone lines have been cut off. I have been on the phone and emailing 19 hours in total trying to sort this mess out. If they refuse, they are attacked for being in denial, too ‘fragile’ to handle the truth.Either way, the bias trainers — who charge a minimum of £300-an-hour for the opportunity to hector their customers — end up laughing all the way to the bank.One consultancy I came across yesterday charges a £1,750 fee for a day’s course in ‘unconscious bias and cross-cultural training’. But we're under siege, and a dying breed:-Massive rise recorded in build-to-rent developmentsThe number of build-to-rent homes under construction or planned across the UK has jumped by 22 per cent against the same period last year, according to the British Property Federation (BPF).Research by Savills commissioned by the BPF reveals that between the second quarter of 2019 and the same period of 2020, the number of completed build-to-rent homes rose by 37 per cent. The number under construction fell by 5 per cent, but those in planning rose by 27 per cent.Although the sector continued to accelerate new housing supply outside of London, with a rise of 52 per cent in the number of homes in planning in the past 12 months across the regions, future growth in the capital remains more subdued. It has risen by 4 per cent since the end of 2019’s second quarter.While the sector is preparing for future growth, with a significant increase in the number of build-to-rent homes in planning compared with a year ago, starts and completions saw a steep decline from the first to second quarters of 2020. The premises is an ideal location for accessibility by public transport, meaning that our residents can visit a cinema in a green/carbon friendly way, rather than having to travel outside of the borough. The site will also host a cafe/bar available to cinema users and the wider community, which provides another social space for residents.The application has not received a single objection which goes some way to show how welcome the proposals are, and it will certainly fill a gap in the Borough’s much needed amenities, with a community feel.The application put forward by Acton Arts projects carries a lot of merit and will help bring an exciting new venue to Acton High Street. Planning News - 9 July 2020Published: Thursday, 9th July 2020Prime Minister Boris Johnson has set out new regulations that will see buildings and land changing use without planning permission, with a policy paper due in July outlining how ‘England’s seven-decade-old planning system will be reformed for modern society’.Under the new rules, existing commercial properties, such as newly vacant shops, would be “more easily” converted into housing. The measures are aimed at making it easier to create new homes and regenerate vacant buildings.These measures form part of his government’s plan to level up the country and help the UK recover from the coronavirus (Covid-19) pandemic – to “build back better, build back greener, build back faster”.The changes to the planning system are among a series of measures set out by Johnson in a speech today (30 June). The UK cannot “continue simply to be prisoners of this crisis”, he said.“I believe it is absolutely vital for us now to set out the way ahead so that everyone can think and plan for the future – short, medium and long term because if the Covid crisis has taught us one thing it is that this country needs to be ready for what may be coming and we need to be able to move with levels of energy and speed that we have not needed for generations.”Johnson attributed the reasons for why the country is “so slow at building homes” compared with Europe to “the newt-counting delays in our system [which] are a massive drag on the productivity and the prosperity of this country”.He said the government would invest in and accelerate infrastructure across the UK as well as promote a clean, green recovery and strengthen the union and local government.“All of these changes will make life better for the people of this great country and unleash Britain’s potential.”The prime minister said the measures sound like a New Deal because that is how it is meant to sound, because the times demand it. “It is time now not just for a New Deal, but a Fair Deal for the British people.”Chancellor Rishi Sunak is set to outline more of the recovery plan next week. In the forthcoming Spending Review and Autumn Budget, the government intends to set the direction for the rest of this Parliament.PlanningThe changes set out by the government would see more types of commercial premises having “total flexibility” to be repurposed by reforming the use classes order. Through permitted development rights, a building used for retail could be permanently used as a café or office without requiring planning permission. According to the government, pubs, libraries, village shops and other types of uses “essential to the lifeblood of communities” would not be covered by these flexibilities.Under the regulations, builders now won’t need to seek planning permission to demolish and rebuild vacant and redundant residential and commercial buildings if they are rebuilt as homes. Also, a wider range of commercial buildings would be allowed to become residential properties without the need for a planning application.If a property owner wants to build additional space above their properties, they would now be able to through a fast-track approval process – subject to neighbour consultation.The measures are due to come into effect by September. The government says these would “both support the high street revival by allowing empty commercial properties to be quickly repurposed and reduce the pressure to build on greenfield land by making brownfield development easier”.Johnson said work would start on investigating how government-owned land can be managed more effectively, while a new cross-government strategy would consider how public sector land can be managed and released for better use, such as for homes or improving the environment.In July, the government added, it would launch a policy paper setting out its plan for “comprehensive reform of England’s seven-decade-old planning system, to introduce a new approach that works better for our modern economy and society”.Alongside the planning reforms, the government set out how it would support housebuilding in England. The measures include:A £12 billion affordable homes programme that would support up to 180,000 new affordable homes for ownership and rent over the next eight years, announced in Budget 2020.As part of the affordable homes programme, there would be a 1,500 unit pilot of ‘First Homes – the houses would be sold to first-time buyers at a 30 per cent discount, which would remain in perpetuity.Funds from the £400 million Brownfield Land Fund have been allocated to the West Midlands, Greater Manchester, West Yorkshire, Liverpool City Region, Sheffield City Region, North of Tyne and Tees Valley combined authorities to support about 24,000 homes.The Home Building Fund would be increased by £450 to help smaller developers access finance for new housing development. This is expected to support the delivery of 7,200 new homes.InfrastructureIn the 2020 Budget, Sunak announced that the second Road Investment Strategy (RIS2) would spend £27 billion between now and 2025 – and promised cash for mayoral combined authorities to invest in public transport.Today, the government explains that it is “redoubling” its efforts to get on with this now by bringing forward £5 billion of capital investment projects to support jobs and the economic recovery.This includes:£100 million this year for 29 projects to improve the road network, such as bridge repairs in Sandwell and improving the A15 in the Humber region. £10 million to unblock the Manchester rail bottleneck, which would begin this year.£1 billion to fund the first 50 projects of a new, 10-year school rebuilding programme, starting from 2020/21. These projects would be confirmed in the autumn, with construction on the first sites to start in September 2021.£900 million for a range of “shovel-ready” local growth projects in England over the course of this year and 2021, so local areas can invest in priority infrastructure projects to drive local growth and jobs, such as the regeneration of key local sites.£96 million for town centres and high streets from the Towns Fund this year. This would provide all 101 towns selected for town deals with £500,000 to £1 million to spend on projects such as improvements to parks, high streets, and transport.The government intends to set up a new infrastructure delivery task force called ‘Project Speed’, to be led by Sunak. It would bring forward proposals to deliver the government’s public investment projects more strategically and efficiently. The task force would aim to cut down the time it takes to develop, design and deliver vital infrastructure projects, including identifying how to address outdated practices and identify blocks to progress.This autumn the government will publish its long-awaited National Infrastructure Strategy.Funding, the government says, would be brought forward to accelerate infrastructure projects in Scotland, Wales, and Northern Ireland – working with the devolved administrations to identify where “we can get spades in the ground, build our communities, and create jobs faster for citizens across the United Kingdom”. Work will be done on how to better connect the four countries by road, rail, air and sea.The green bitThe government explained that it would continue to build on its “proven-track record of cutting emissions” to deliver “a stronger, cleaner, more sustainable economy after this pandemic”.
