But exceptionally low volumes still a cause for concern
The latest data released by the Land Registry shows that only 12 properties changed hands in Brentford during February. This is down on the already historically low figure of 16 seen during January.
However, despite the low volumes there is little evidence that prices are falling sharply. In fact the average sale price for February of £346,021 is an all-time high. However, it is impossible to make firm conclusions about the direction of the market because of the relatively small number of properties changing hands. The average for March so far is higher still, just under the £400,000 mark but only 8 properties have changed hands.
In the first quarter of this year as a whole the average private home in the TW8 area cost £328,093. This is up 5.6% on the last quarter and 15.7% on the previous year and is also an all-time high.
Prices in London as a whole were up by 10.5% to end March with the average property costing £357,675. London is still seeing the highest levels of increase in the country.
House prices in England and Wales dropped by 0.4 per cent in March compared to February, taking the average price to £184,798. It is the second consecutive monthly fall for England and Wales since August 2005. Over the year prices were up by 3.6%
