Barratt London has launched sales in the latest phase of a major development in North Acton this week. 93 units in the Peruzzi Residences at Royal Gateway on the corner of Horn Lane and Western Avenue are being offered.
The developer is hoping that strong transport links, including access to the Elixabeth line, Central line and ultimately Old Oak Common station will help stir interest in an otherwise difficult market. Local estate agents are currently reporting that both primary and secondary markets for flats in the Acton area are very weak and many new developments are stuck with unsold units.
Barratt says that the one- and two-bedroom apartments in the Peruzzi Residences are designed for modern city living. Completing in the next few months, the scheme offers private outdoor space for every home and east- or west-facing aspects for most, maximising natural.
The development’s design draws on the craftsmanship of Venetian diamond cutter Vincenzo Peruzzi, whose pioneering 58-facet brilliant cut lends the scheme its name. Each block is named after a different diamond cut, a subtle thematic thread that reflects the developer’s attempt to position Royal Gateway as a premium, design-led address. Royal Gateway aims to deliver that offer without the prices typically associated with Zone 1.
Rising to 14 storeys, Peruzzi Residences occupies a prominent position on the A40 corridor, marking a key western approach into central London. Residents will have access to a private roof terrace, landscaped gardens, a gym, concierge service and co-working. With hybrid working now embedded in buyer behaviour, developments that can support both home-based work and leisure without relying on central London commutes are proving particularly resilient.
Royal Gateway sits less than a ten-minute walk from Acton Main Line and North Acton Underground station, offering fast links across the capital and direct Elizabeth line services to Heathrow. The forthcoming Old Oak Common station — the newest on the Elizabeth line and future interchange with HS2 — is expected to boost the value of the flats. Areas along the Elizabeth line have already seen significant uplift since the railway opened; the next phase of growth is anticipated to radiate outward from Old Oak as the £10 billion regeneration programme continues.
One-bedroom homes at Peruzzi Residences start from £430,000, suggesting the target market is first-time buyers and young professionals priced out of more established West London postcodes.
As Joseph Antoniazzi, Director of Sales and Marketing at Barratt West London, says that the combination of connectivity, regeneration and lifestyle amenities is increasingly what buyers expect from a modern development.
